Guide to Uploading Documents Alt

Proof of Identification which might be required:

Drivers License

Please ensure that your licence is valid, with all 4 corners visible and that the picture is clear and easy to read.

Passport

Please ensure that your passport is valid, the picture is clear and easy to read and page 3 is signed prior to uploading

Bank Statements which might be required:

Personal Bank Statements

Please ensure that the bank statements you are providing are 3 months (90 days) up to the current date and addressed to your current home address
That the account is where your wages are mandated
The statements provided are in your name, and is your personal account.
If you have multiple accounts please be aware that you should provide these also as the lender will request all accounts to confirm your affordability i.e Bank of Ireland but also transferring money to a Revolut account
If you are providing pictures of paper statements, please ensure that the pictures are clear and easy to read as we will need to confirm details on this document
Please ensure that the bank statements you are uploading have not been edited in any way (ie blacking out your IBAN), these will be rejected and asked to upload again

Proof of Income which might be required:

Payslip (PAYE)

Please ensure that the payslip is your most recent that you have received.
Please ensure that you have provided your official payslip from your employer and not from your Revenue account (ROS.ie)
Please ensure that your PPSN is on your payslip - if this is not, please notify your advisor
If your payslip is password protected, please provide a screenshot as we cannot accept your PIN/password due to GDPR

Form 11 Self Assessment (Self employed)

Please ensure that the Form 11 you are providing is your most recent assessment - please do not provide one that is over 3 years old
Please ensure you are not providing invoices, unfotunately these will not be accepted by our lender
We cannot accept your P60 or P45 for confirmation of income for the year
If you are only recently self employed (under 1 year), chances are you would not have this document comepleted as of yet ! Please inform your advisor of this and we can see what else we can do for you

Social Welfare

Please ensure you're providing your most recent statement confirming your Social Welfare payments - this will include 2 pages with your name address and PPSN provided
if you are receiving multiple payments, please notify your advisor, as we may only be able accept some of these payments

Additional Documents which might be required:

Proof of Address

Please ensure that the proof of address is dated within the last 90 days
Your proof of address does not need to be a paper copy - we can accept your digital online bills !
Types of documents accepted; Utility bill ie Electric/Gas/Phone, Revenue Letter, Insurance Letter

Non EU Customers

Please provide a clear and easy to read picture of your stamp 1/4/5 visa OR your EU / Irish Passport
If you do not currently have this document, please notify your advisor when they call to discuss your application

Change of Name

If you have recently married or divorced and your documents differ to your ID, please provide your marriage certificate or divorce/seperation certificate

The statements provided are in your name or your company, and is your business account.
Please try to ensure you upload a PDF dicument. If you are providing pictures of paper statements, please ensure that the pictures are clear and easy to read as we will need to confirm details on this document

Credit Card Statements

Please provide 3 months up to date statements.
Must be a formal statement with name, address, credit limit and end of month balance. Screenshots of current balances cannot be accepted.
If you have multiple accounts please be aware that you should provide these also as the lender will request all accounts to confirm your affordability i.e Bank of Ireland but also transferring money to a Revolut account

Personal Loan statements

Please provide most recent statement showing balance.

Mortgage Statements

For any existing mortgages held, a most recent statement is required. The most recent annual mortgage statement is sufficient.

Salary Certificate

This is a document that needs to be completed by your employer and will be provided by your broker
Please ensure that basic income, overtime, commission, bonus details are fuilly completed and accurate.
Where the employer does not have a company stamp, they will need to provide an accompying letter (on company letterheaded paper) confirming this.

Employment Detail Summary

This document can be accessed by logging into revenue.ie myaccount.
The lender will require the most recent as a minimum. Where bonus, overtime or commission is being used, we may need a full 3 year history.

Proof of Income Self Employed

Form 11 and Chapter 4 Self Assessment (Self employed)

Please provide minimum 2 years most recent form 11 and chapter 4.
We cannot accept your P60 or P45 for confirmation of income for the year
If you are trading less than 2 years, you will not be able to proceed until you have this.

Financial Accounts

If you trade as a sole trader, we will require the 2 years most recent profit and loss
IF you trade as a LTD company, we will require 2 years most recent financial accounts.

Accountants Letter

Letter from the accountant to confirm all tax affairs both personally and for the business are up to date.

Business Bank Statements

6 months most recent busines bank statements to be provide d to evidence business activity and income levels being drawn.
